Home-Buying Process

1. Loan Application

Complete application. Review the document checklist. Upload the requested documents to Fairway. Meet and review your application with your loan officer.

2. Pre-Approval / Pre-Qualification

Congratulations! With your Fairway pre-approval in hand, you can feel confident making offers on a home.

3. Home Search

With a real estate agent, find the type of home you're looking for within your budget; make an offer.

4. Purchase Price Negotiation

A copy of the contract is sent to Fairway.

5. Earnest Money Depositing

Upon acceptance of the contract, you provide an initial deposit to secure the purchase.

6. Disclosures

Initial loan estimate and federal/state disclosures are sent to borrower.

7. Appraisal

Once all documents have been signed and returned to Fairway, an appraisal will be completed.

8. Underwriting

An underwriter will review your loan application and all supporting documentation, including the appraisal, to determine if further information is required.

9. Final Loan Approval

Once all information has been received, reviewed and approved, the underwriter will provide the final approval.

10. Closing Documents

Closing documents are sent to the title company.

11. Final Closing Disclosure (CD)

Fairway provides final CD to borrower, including the final dollar amount for closing. Be sure to confirm payment method with title company.

12. Close on Your Home

Sign closing documents either digitally or at predetermined location. Bring your funds to close and your photo ID!

13. The Loan Is Funded
